What is the Good Tenants' Scheme?
The Good Tenants' Scheme is a free referencing service provided by Accent Regeneration Ltd.
Who do you reference with?
We request references from the Police, Burnley Borough Council's Anti-Social Behaviour Team, Calico Housing Ltd and Housing Benefits. We also reference 3 years rehousing history.
Why does my partner or child who is over 18 also have to fill in a form?
This is because everybody's
rehousing history may be different, therefore all applicants need to sign a separate consent form, which allows the Good Tenants' Scheme to carry out reference checks. Not signing the consent form means that the application will not be processed.
How long will it take to process my application?
The initial referencing process will be completed in a maximum of 14 days. If the application form is incomplete then the process may take longer. Applicants can contact the office during working hours to check on the progress of their application.
How will I know if my application has been successful?
A contact card is sent to all successful applicants asking them to come into the office and have their photo taken.
Why do I have to have my photo taken?
The Good Tenants' Scheme issues all successful applicants with a credit card-sized accreditation 'passport' containing their photo, membership number and start and expiry dates of the accreditation period. This is so those accredited tenants can prove that they have passed the reference checks.
What can I use my passport for?
The Good Tenants' passport can be used to access the PADS guarantee and can also be taken along to viewings to prove to potential landlords that all the reference checks have been passed.
What is PADS?
PADS is a bond guarantee scheme, also operated by Accent Regeneration Ltd, where a £300 bond is guaranteed for 6 months for accredited tenants.
How do I get a PADS guarantee?
PADS guarantees are only available to tenants over 18 who are accredited and must be applied for before the start of a new tenancy. Applications are made to the PADS officer who must be present at the viewing of any potential property. Potential landlords must also understand and agree with the conditions of the PADS guarantee.
When do I get the £300?
The PADS guarantee is similar to an insurance policy, so no money actually changes hands. Payments will be made direct to the landlord of the property if they make a satisfactory claim at the end of the tenancy.
What areas can I get a PADS guarantee for?
Due to boundaries set by our funders we cannot offer PADS guarantees for Harle Syke, Cliviger, Worsthorne, Hapton or Padiham. All other areas within Burnley will be considered but the potential property must be in a good state of repair. |
